Market Machine
Market analysis for real estate valuers — your data, in your browser.
Export your data from your MLS or another source. Load it. Get charts, tables, sales analysis, a regression model, and an export for your workfile in minutes.
Your data never leaves your computer. Nothing is stored when you close the session.
Market Machine runs entirely in your browser. When you load a data file, the analysis happens on your machine — the file is not uploaded to us, and we never see it. When you close the window or log out, the session is gone. No data is retained, no analysis is archived, no copies are kept, other than the analysis output you choose to export.
You keep your workfile. We keep nothing.
PRODUCT OVERVIEW
You export your own data from your MLS or other source — for example, 12 to 60 months of closed sales along with current actives, pendings, and under-contracts. You tell Market Machine which columns are which, set your effective date, apply any filters, and the tool builds the analysis around it.
From there you get charts, distributions, data tables, segmentation, a supply analysis, and more, all anchored to the effective date of your assignment. A dedicated regression page lets you build a custom statistical model based on property characteristics for a particular market segment — you build the model. The machine does not build it for you, and it does not decide which variables belong in it.
Export charts and graphs as images for attaching to your appraisal report as you deem appropriate for the assignment. With your click of a button, Market Machine also exports the full analysis output to PDF and the underlying data to Excel, so you have the raw inputs and analyses for your workfile.
WHAT YOU GET
- Price & Unit Price Trends Box-and-whisker distributions across your lookback period ending at your effective date. Highs, lows, quartiles, and medians for both sale price and price per square foot — with a least-squares trend line and a trend-indicated figures at the effective date.
- Volume & Marketing Time Sale counts and days-on-market by period, plus sale-price-to-original-list and sale-price-to-final-list ratios.
- Data Tables — Period, Quarterly, Overall Every chart is backed by a table showing each period, quarterly groupings, and an overall lookback period row. Quarterly and overall figures are computed from the underlying transactions — not from averaged monthly medians — so the middle number is the true middle sale of the pool.
- Segmentation Price-per-square-foot broken out by bedroom count, property age, and area, so you can see how a property relates to the characteristics of the properties in your data.
- Active Market & Months of Supply Actives and pendings analyzed separately from closed sales: list price and list PPSF distributions, list-versus-sold comparison, and a months-of-supply calculation to support market conditions and other analyses.
- Repeat Sales Analysis Addresses are normalized and standardized, consecutive sales of the same property are paired, and annualized and monthly rates of change are reported for each pair and in summary — a same-property check against the aggregate trend. Use these as candidate pairs to support market trends or physical condition adjustments.
- Regression Analysis Build a multiple linear regression to isolate the statistically indicated contribution of square footage, acreage, garage, age, distress status, time, location, and any other characteristic you brought in from your MLS export. Choose your own variables based on your knowledge of the market.
- Paired Sales Identifier Pick the one characteristic you want to solve for, then set which other characteristics the pairs must match on, with a tolerance for each and a limit on how close together the sales closed. Market Machine identifies the matching pairs in your data so you can review each one for relevance.
- Market Report This tab mirrors the layout of the Market section of the new URAR (UAD 3.6), showing search criteria, active listings, pending sales, and sales over your chosen lookback period. Everything reflects your timeframe, filters and outlier setting. The search criteria text is included for you and can add any other text to it. Use it as a reference when you type the figures into your report.
- Explanations A concise methodology section documenting how figures are calculated — filtering, period construction, trend fitting, quartile logic, and the rest. Printable, and written so you understand the “behind-the-screen” data-crunching that is going on.
FEATURES
- Generate a complete set of tables, graphs, and other organized data in minutes, beginning to end.
- Charts and tables covering prices, unit prices, ages, sale-to-list ratios, marketing time, sale volume, supply, and segment indicators — broken out by period, quarter, and year, with highs, lows, medians, quartiles, and central-tendency figures.
- Optional outlier filtering by interquartile range, applied per category — solds, actives, and pendings each filtered on their own distribution, with a clear on-screen indicator whenever it is active.
- Import a small, tightly defined pool of sales and listings, or import the entire “universe” from your MLS and run multiple sets of reports off a single export.
- Download any individual chart as a PNG for pasting directly into your appraisal report.
- Export the full analysis to PDF, along with an Excel file of the data used, for your workfile and for generating further commentary in an AI model such as Claude or ChatGPT.
- Flexible column mapping — the tool adapts to your MLS field names rather than requiring you to reformat your export.
HOW A SESSION WORKS
1. Log in. Your account exists so that access is yours alone. It holds no analysis and no data.
2. Load your export. Drop you MLS file into the Market Machine and confirm the column mapping — sale price, closing date, square footage, status, and whatever else you want to analyze. Set your effective date and lookback period.
3. Work. Move through the tabs, adjust filtering, build your regression, pull the chart images you need.
4. Export and close. Download your PNGs, your PDF, and your Excel workfile copy. When you close the session, everything in it is gone, keeping your data in your hands only.
PRIVACY & DATA HANDLING
Market Machine performs all of its analysis in your browser, on your computer. Your data is not uploaded, not transmitted, and not stored on any servers.
Your login credentials exist only to control access to the tool itself. No data file, no chart, no model, and no report is saved to your account. Closing the session ends it completely — if you want to keep something, you must download it before you leave.
This design is deliberate. Valuers routinely handle data that they have licensed under MLS agreements or other contracts that may restrict redistribution, along with client information that warrants confidentiality. The simplest way to honor both types of obligations is for the data never to leave your machine.
USE & COMPETENCY
Market Machine is a tool. It organizes and displays what your data contains; it does not form opinions, and it does not substitute for the judgment of the person using it.
The regression model in particular is yours to build and yours to defend. You select the variables, you evaluate whether the model is sound, and you decide whether and how its indications belong in an appraisal report. Every use of the Market Machine, along with its exports, carry a user confirmation of intended use and professional competency for exactly this reason.
Which pages, charts, or graphs you attach to a report, and how you rely on them, is your call as the valuation expert.
