UAD 3.6 Deep Dive: What Have We Learned So Far? (3-hr CE) – Virtual

The redesigned Uniform Residential Appraisal Report (new URAR) is in broad production, and appraisers are completing reports in the UAD 3.6 format every day. As real reports move through the system, clear patterns have emerged — and some critical issues are not valuation problems. They’re questions of where information goes and how it’s entered. Many trace back to a single habit: treating a dynamic, data-driven UAD 3.6 report as if it were the legacy 2.6 typewriter form with new labels.

This deep dive looks at what we’ve learned so far. Using de-identified composite examples, appraisers work through the field-placement and data-entry decisions generating the most confusion — site influence and proximity, below-grade and ANSI reporting, amenities and outbuildings, the sales comparison grid, and photo placement — with short “what looks wrong here?” examples that let attendees spot and correct issues before they reach a client or reviewer.

The course also takes a deeper look at the two areas reviewers and state investigators most often cite as weak — market analysis and the support behind adjustments — connecting recognized methods and techniques to the UAD 3.6 structured metrics, graphs, exhibits, and section commentary.

Objectives Relate to Reporting and Development:

  • Explain how the URAR’s discrete, enumerated data structure changes the reporting task relative to legacy UAD 2.6.
  • Distinguish information that belongs in an enumerated field from information that belongs in a comment.
  • Identify the correct URAR section for commonly misplaced characteristics — pools, sheds, below-grade area, and photographs.
  • Apply the enumerated Site Influence values and the Onsite / Bordering / Offsite proximity distinction.
  • Report unit interior area correctly using the finished/unfinished and standard/nonstandard fields, consistent with ANSI.
  • Apply recognized methods — trend analysis, absorption, paired sales, sensitivity analysis, regression — to market analysis and the development of adjustments.
  • Analyze whether a market conclusion and its supporting adjustments are consistent with the data reported, and trace each adjustment to a recognized method.
  • Demonstrate how to report and chart the research behind market and adjustment conclusions using UAD 3.6 structured fields, graphs, and commentary.
  • Recognize unresolved interpretation issues and pending guidance, and build habits for keeping reporting current.
